Man Cave

Can anyone recommend a decent shed/man cave builder on NSW Central Coast (near Toukley)?

Going the owner/builder route might be my only option. I was quoted $50,000 for a 5x7 shed that had brick walls and iron roof if I got a builder in.

As my reloading gear will be setup in this shed, I want it secure, hence the brick walls idea. All firearms will be kept in the house, under the bed. :sarcasm:

I've sorted the concrete slab, but, unsure about shed companies.

I'm currently designing a manshed as well ... It will definitely be a DIY/owner builder job.... brick, out of the ordinary bond....steel peaked roof

Is yours designed yet? Are you au fait with planning and building requirements in your neck of the woods??

I've obtained council permits etc, so, its just a matter of finding the company to handle it. That's the hard part!

$50k sound's very steep for a 5x7!

Double brick or brick veneer?

Bricks, roughly $1 each or a bit less x 1680 (single skin) or 3360 (double skin)... oh... less windows and i only allowed 1m for door: let's say $3500 with delivery. 2 crew x 4 days... let's say 5 for generosity $5k.
Bits for mortar, lets be generous, $500.
Conc, about 4cube for a 100mm slab with beam footing @ $250 per, give or take.
Excavation and boxing, 2days, 2 crew + machine & materials, lets say $3k.
Pour, 2 crew 1 day = $1k
Rio: 3 sheets at $400ish = $1200 + sundries= $1300
Skillion or pitched roof? Just a shed, lets go skillion with 10deg fall: just a guestimate here: corrugate $500, timber & fasteners $1k. 2 crew x 2 days 2k.

Windows and doors, lets say $5k and get some good stuff: 2 crew 1day = $1k.
$1k for beer on Friday...

$26k... i can start on the first of Feb...

Bah hahaha... Just joking. Ball park figures but well within reason.
Even allowing 3 crew for the whole job adds $3500... plus another $500 worth of beer on Friday, so an even $30k. Everyone made $500 a day and i got a bit of change for more beer. You can sort out the guttering and put a water tank to water your vege patch.... plumber will probably charge you $20k.

By the way, I'm a slow brick layer too!

If you managed it yourself you should be able to do it for 30k. . Easy. Took me 10 mins to get those material prices from supplier web sites.

6600 odd bricks to do double skin box 5x7m to 2.4m high. You're right, I was thinking paving square meter. I am a landscaper, after all!

Funny story.....
Was staying at a nice-ish Hotel in Sydney recently....got to talking all things Whisky with the Restaurant/Bar Manager - he goes to discuss with the bar staff then returns with no less than a triple serving of a suspiciously Whisky looking substance..... I had a sniff.... another loooong sniff.... wet my lips and my tongue, turned to the very generous gentleman and said;

"Scotch" (keeping it short and simple, I'm still savouring the flavour)
He replies: "yes!" [well, that was not too difficult to start with, could have been Kentucky or Irish]
Me say: "Single Malt"
He replies: "yes!"
Me continues: 12..... nay, 16 year old. (I was messing with him :lol: )
He replies: "yes!" (He's kind of surprised)
Me "I'm getting ocean, coastal..... Island... ISLAY!
He replies "yes"
at this point the look is saying "damn this guy knows his....alcohol.."
Me relpies: "Lagavulin!!!"
He: says stunned look, how can some silly looking bloke identify the Country, age, type, location, of a Beverage from a tiny sip!!!

Truth be told..... Lagavulin is MY Whisky staple..... its a wee ripper! one sniff and you're hooked; peaty smoky amazing..... forget the Glenfiddich if it cant get this good in 16yrs........ forgettaboutit... its wasting space....

Be much cheaper to use besser blocks and fill them with concrete and a few steel bars over bricks, doesn't look as good yet you could always put a stone veneer over it on the exterior when funds allow.

Stratco Cooldeck roofing might be worth a look to make insulating roof easier.

No title, we Aussies moved into the modern age and started using this new fandangled measuring unit the 'metre' some decades ago..... maybe you guys will catch up some day, maybe even stop over using the letter zed.... sorry zee for you :lol: :thumbsup:

and I understand the design was originally 5x6... but Bluerob allowed the extra 1m in length to fit in the knitting nook...
